Overview

The Facility Maintenance Lead reports to the Facility Maintenance Manager and works in alignment with the Facility Maintenance Supervisor. The Maintenance Lead is responsible for leading a team of maintenance technicians in the day-to-day operations of maintaining the CFA Supply Distribution Center (DC) in Hutchins, TX. The Maintenance Lead will be responsible for supporting the Maintenance Manager in developing and implementing the maintenance program for the site throughout the new facility implementation. Once the site is up and running, this role will be responsible for supporting the site Maintenance Manager in managing the day-to-day maintenance activities, including trouble-shooting complex problems, managing third-party facilities management providers, and leading the maintenance team operations. This role will work closely with site leadership, operations team members, truck drivers, equipment operators, etc., in addition to the Safety, Quality, and Compliance Lead, to ensure the mission of the DC is fulfilled.

Responsibilities

  • Serve as point of contact for maintenance activities of the building envelope, building equipment, space occupied by CFA Supply, and common areas of the site including coordinating work performed by in-house team and third-party contractors
  • Operate as a working lead to help the maintenance team perform/complete maintenance activities including complex assignments
  • Serve as an escalation point to help resolve maintenance issues
  • Support Maintenance Manager in the development of strategies and plans to be aligned with operational needs, minimize risks, and maximize the useful life of the assets being maintained
  • Ensure maintenance operations are performed in a reliable and cost-effective manner in compliance with safety, quality, and compliance requirements and industry standards, and CFA SOPs; understand new/planned regulatory changes and its impact on operations
  • Perform routine inspections of the building shell, building equipment, and operations to pro-actively identify issues and ensure compliance with required maintenance standards
  • Identify reoccurring problems impacting asset life and identify possible solutions
  • Support Maintenance Manager in the development, implementation, and day-to-day coordination of maintenance systems, processes, and documentation associated with efficient and high performing maintenance organizations
  • Support the coordination and communication with site leadership to discuss/coordinate activities that might impact each other from an operational and safety standpoint
  • Monitor shift schedule/workload to ensure reactive (corrective and emergency), preventive, and predictive maintenance is scheduled/completed in a timely manner and works closely with Maintenance Manager, Maintenance Supervisor, Maintenance Planner/Scheduler, and operations to coordinate/schedule and accomplish equipment and facility repairs
  • Track open work orders to ensure they are completed in a timely manner and accurate and complete information is entered into the system
  • Ensure maintenance and facilities management records are properly maintained and safeguarded
  • Maintain equipment in accordance with manufacturer specs and warranty agreement including preventive maintenance and use of spare parts
  • Support Maintenance Manager in monitoring performance and developing process improvement initiatives
  • Participate in the opex and capital planning process and repair vs. replace decisions
  • Support Maintenance Manager in the selection/governance of third-party providers
  • Support compliance audits and quality assurance reviews; review performance reports and take corrective actions
  • Participate in the selection of spare parts, tools, and equipment necessary to support the maintenance operations
  • Support and conduct team training on required activities and desired outcomes; ensures the maintenance SOPs complied with and are routinely reviewed and updated
  • Coach team through effective execution, building capability, and ownership of systems

Support CFA Supply Sustainment's initiatives to reduce energy consumption and waste generation

Minimum Qualifications

  • High school diploma; certified maintenance technician
  • 7+ years of experience in maintenance within food manufacturing and distribution operations or similar operations; 3+ years of experience in a supervisory role
  • Multi skilled in both electrical and mechanical disciplines, including hydraulic maintenance, with trouble-shooting experience
  • Proficient in equipment maintenance, mechanical design, and assembly
  • Knowledge of industry-leading practices and suggestions/solutions for continuous improvement
  • Ability to evaluate and quantify operational and maintenance risks; possesses an uncompromising commitment to food safety for customers and overall safety for the organization and its employees
  • Ability to anticipate needs, multitask, manage shifting priorities, and work in a fast-paced environment
  • Ability to think on one’s feet, solve problems, and learn quickly
  • Experience leading and coaching maintenance teams
  • Highly motivated with strong interpersonal skills; a team player who is able to work independently when necessary
  • Availability for on-call support and shift flexibility, as needed
  • Excellent written/verbal communication skills
  • Ability to work in both a distribution/production environment and a corporate environment
  • Proficiency in Microsoft Office Suite

Preferred Qualifications

  • 9+ years of hands-on experience in maintenance within food manufacturing, distribution, or similar environment; 5+ years of experience in a supervisory role
  • Bachelor’s or associate degree in engineering or other relevant fields
  • Proven track record of leading high-performance team(s) in manufacturing or distribution environments
  • Knowledge of applicable SQC requirements
  • Performs role with integrity and inspires others
  • Engineering background and automation maintenance experience, including trouble-shooting experience
  • Prior Building Systems, Automated Storage and Retrieval Systems, Rail Systems, Ammonia Refrigeration, and Robotics experience beneficial
  • Prior experience in the use of Computerized Maintenance Management System (CMMS)
  • Deep and robust knowledge of industry standards (e.g., ISO 55000 - Asset Management Standard), leading practices, and industry benchmarks
  • Quick and versatile learning skills, adaptive, and open to change

Experience in Lean Manufacturing implementation, including 5S Practices, Total Preventative Maintenance, and Visual Factory
