Overview

The Facilities Reliability Maintenance & Automation Manager will serve as the leader of maintenance operations at the Chick-fil-A Supply Distribution Center (DC) in Elsmere, KY.

 

The  Facilities Reliability Maintenance & Automation Manager will be responsible for developing and implementing the maintenance program for the site, which includes the building envelope, building equipment, and common areas, to incorporate new capabilities such as ASRS and cold storage.

 

This role will be responsible for building and leading a team of 10+ FTEs in providing maintenance support to the facility, including activities such as troubleshooting complex problems, managing the day-to-day activities of the Maintenance and MRO/Planning Scheduling team, overseeing third-party facilities management providers, and interfacing with senior management within the facility.

 

This role will report to the facility General Manager (GM) but will work closely with site operational and safety leaders, operations team members, truck drivers, equipment operators, etc., to ensure the mission of the DC is fulfilled. The Facility Reliability  Maintenance & Automation Manager will also work closely with the off-site Facilities Sustainment Team to continually improve the maintenance operation’s strategy, performance, and productivity.

Responsibilities

  • Set the strategic direction and operational requirements for the site maintenance program including developing the automation strategy and program
  • Develop strategies and programs in alignment with operational needs, minimizing risks and maximizing the useful life of the assets
  • Serve as the center of excellence for the automation strategy across the Distribution Center portfolio
  • Direct the day-to-day operations of the maintenance program at the distribution facility; provide strategic direction, guidance and serve as an escalation point
  • Oversee services provided by third-party contractors (e.g.: ASRS, specialty contractors (e.g., Ammonia Refrigeration, janitorial, landscaping, pest control, snow removal, roads, waste removal, etc.) and review and approve their invoices for payment
  • Manage the site maintenance/facilities management budget and forecasts, and analyze variances for services performed by the in-house maintenance team and third-party providers
  • Review and approve site maintenance/facilities management invoices and accruals
  • Lead the development of the site maintenance opex and capital plans including repair vs. replace decisions
  • Ensure maintenance operations are performed in a reliable and cost-effective manner, and in compliance with safety, quality, and compliance requirements, industry standards, and CFA SOPs; understand new/planned regulatory changes and any related impact on operations
  • Train team on effective execution, building capability, and ownership of systems; ensure team understands maintenance requirements, activities, and desired outcomes; provide on the job coaching and direction
  • Perform routine inspections of the building shell, building equipment, and operations to pro-actively identify issues and ensure compliance with required maintenance standards
  • Manage the development, implementation, and day-to-day supervision of maintenance systems, processes, and documentation associated with efficient and high performing maintenance organizations, including management of operational and financial KPIs 
  • Interface with site leadership to discuss/coordinate activities that might impact other teams from an operational or safety standpoint
  • Review the maintenance team schedule/workload to ensure reactive (corrective and emergency), preventive, and predictive maintenance is scheduled/completed in a timely manner; work closely with operations to coordinate/schedule and accomplish equipment and facility repairs
  • Review performance reports, perform analyses (e.g., trend analysis, root cause analysis), and initiate corrective action to address areas requiring attention
  • Support off-shift critical work and emergency repairs
  • Participate in the selection/governance of third-party providers
  • Participate in compliance audits and quality assurance reviews; review performance reports and take corrective actions
  • Participate in the selection and inventory management of spare parts, tools, and equipment necessary to support the maintenance operations
  • Partner with CFA Supply Sustainment to develop initiatives to reduce energy consumption and waste generation

Minimum Qualifications

  • 10+ years of experience in maintenance within food manufacturing and distribution operations or similar operations
  • 8+ years of experience in a supervisory role, particularly within a manufacturing and distribution center environment
  • High school diploma; certified maintenance technician
  • Mechanical, electrical, automation, hydraulic maintenance and troubleshooting experience; ability to read and understand equipment and facility drawings
  • Proficiency in equipment maintenance, mechanical design, and assembly
  • Knowledge of industry-leading practices and suggestions/solutions for continuous improvement
  • Knowledge of applicable SQC requirements, possessing an uncompromising commitment to food safety for customers and overall safety for the organization and its employees
  • Prior Building Systems, Automated Storage and Retrieval Systems, Rail Systems, Ammonia Refrigeration, and Robotics experience
  • Prior experience in the use of CMMS
  • Experience evaluating and quantifying operational and maintenance risks
  • Experience leading and coaching teams (10+ FTEs)
  • Highly motivated with strong interpersonal skills; a team player, yet also able to work independently when necessary

  • Excellent problem-solving and multitasking skills; quick learner; self-starter with ability to work in a fast-paced environment
  • Financial acumen including budgeting, forecasting, and variance analysis experience

Preferred Qualifications

  • 12+ years of hands-on experience in maintenance within food manufacturing, distribution, or similar environment
  • 10+ years of experience in a supervisory role, particularly within a manufacturing and distribution center environment
  • Bachelor’s or associate degree in engineering or other relevant fields
  • Deep and robust knowledge of industry standards (e.g., ISO 55000 - Asset Management Standard), leading practices, and industry benchmarks)
  • Experience in Lean Manufacturing implementation, including 5S Practices, Total Productive Maintenance and Visual Factory
